Move-In Ready, Build From a Plan, or Build on Your Lot?

Move-In Ready, Build From a Plan, or Build on Your Lot?

Most people come to us with the same question, just worded differently. Some ask what we have available. Some ask what it costs to build. Some already own land and want to know if we’ll build on it.

Underneath all three is one decision: how much of this house do you want to choose, and how long are you willing to wait to get it?

There are three ways to get a new Integrity home in Western Colorado. None of them is the right answer for everyone. Here’s how to tell which one is yours.

Take the Home Design Quiz if you’d rather just answer a few questions and have us tell you.

Path 1: Move in to a home that’s already built

We keep move-in ready and under-construction homes across Grand Junction, Clifton and Montrose. You walk through the actual house, you know exactly what you’re getting, and you move in.

This is right for you if

  • You’re relocating for work, or you’ve sold and you’re on somebody else’s clock.
  • You want to see and touch the house before you commit, not read a floor plan and imagine it.
  • You’d rather not make several hundred decisions about cabinet pulls and tile.

This is not right for you if

  • You have a specific layout in mind that you’re not willing to compromise on.
  • You want a particular lot, view or orientation.
  • You care more about getting it exactly right than getting it soon.

One thing worth knowing: “available now” and “already decided” aren’t the same thing. Homes still under construction often have selections left open. If you find one early enough in its build, you may get some of the personalization of building without the full timeline. It’s worth asking which stage a specific home is at rather than assuming it’s finished.

Path 2: Build from one of our floor plans

This is what most of our clients choose. You start from a plan we’ve already drawn and refined, then change it to fit how you actually live. Add a bedroom. Widen the garage. Move a wall. Change the elevation.

You get a house shaped around your family without paying for a design process that starts from a blank page, and without the risk that comes with a layout nobody has built before.

This is right for you if

  • You’ve looked at what’s available and kept thinking “this, but with a bigger kitchen.”
  • You want to choose your own finishes and be involved in the decisions.
  • You want a lot in one of our communities rather than land of your own.

This is not right for you if

  • You need to be in a house within a couple of months.
  • You want something genuinely one-of-a-kind, designed from nothing.

Our floor plan library covers single-level, two-story, RV garage, narrow-lot and empty-nester designs. It’s worth browsing before you decide anything else, because seeing the plans usually clarifies the question faster than thinking about it does.

You’d build in one of our three communities: Monument Ridge Estates in the Redlands, Vista Mesa in Clifton, or River Stone in Montrose. Each has a different character, and the community often decides the plan rather than the other way round.

Path 3: Build on land you already own

If you own property in Western Colorado, we’ll build on it. This is the path for people who bought the land first, or inherited it, or have been driving past the same view for years.

This is right for you if

  • You already own the land, or you have a specific piece in mind.
  • You want real separation from neighbors, acreage, or a particular view.
  • You’re willing to do more homework up front to get the setting you want.

This is not right for you if

  • You want the shortest, most predictable path to a finished house.
  • You’d rather someone else handled the land questions entirely.

The honest part: building on your own lot has more unknowns than the other two paths, and they’re at the front. The land needs evaluating for soil and drainage. Zoning and setbacks need confirming. Utilities need arranging, and on rural parcels that can mean a well and septic rather than a connection at the road. Those findings shape both the budget and the schedule.

None of that is a reason not to do it. It’s a reason to find out early rather than late. We assess all of it as part of our Build on Your Lot program, before you’re committed to anything.

Comparing the three honestly

Buyers weigh three things, and the paths trade them against each other.

Time

Move-in ready is the fastest by a wide margin: the house exists. Building from a plan takes months. Building on your own land takes the longest, because site work happens before anything looks like a house, and weather and terrain both have opinions.

How much you choose

The order reverses. On your own lot you choose nearly everything, including where the house sits and which direction it faces. From a plan you choose finishes, modifications and your lot within a community. Move-in ready, the decisions are made, which for a lot of people is a relief, not a loss.

Certainty

This is the one people underestimate. A finished house has no surprises left in it. A build from a plan has few, because we’ve built that plan before and know what it costs and how it goes together. Building on unfamiliar land carries the most unknowns, which is exactly why the site assessment comes first.

There’s no ranking here. The right path is whichever trade-off you’re most comfortable with.

The part that doesn’t change

Whichever path you take, the same team builds the house.

Site preparation, grading, excavation and foundations are handled by High Grade Concrete & Excavation. Outdoor living and pool installation come through Envision 1 Builders / San Juan Pools. Design, drafting and estimating happen in-house, which is why plan changes and pricing come back to you in days rather than weeks.

That matters most when something goes wrong. When the excavator and the builder are the same organization, there’s no gap for a problem to fall into and nobody to point at. That’s what we mean by one accountable team, from the dirt to the keys.

Every Integrity home is also built to meet or exceed current Mesa County energy code requirements, with a focus on energy efficiency, comfort, durability and long-term value. Founder Lawrence Balerio has earned 13 Parade of Homes awards across four featured homes during his building career, including recognition for floor plan design, kitchens, master suites, interior design, landscaping, creativity, Realtor’s Choice and People’s Choice. Still not sure?

That’s normal, and it’s usually not a lack of information. It’s that the three paths sound similar until you hold them against your own situation.

The Home Design Quiz takes a few minutes and asks about your timing, your budget and how you actually live. We come back with the path and the plans that fit what you described, rather than asking you to work it out from a website.

Prefer to just talk it through? Schedule a private tour or call 970-255-6520. Bring your questions, including the ones you think are obvious. We’ve heard them all and none of them are.

Frequently asked questions

Can I switch paths partway through?

Often, yes, and it happens more than you’d think. People come in for a move-in ready home, walk a floor plan, and decide they’d rather build it. Or they start planning a build and a home comes available that fits better. Talk to us before you decide anything is locked in.

Is building on my own lot more expensive than building in a community?

It depends almost entirely on the land. A flat, serviced parcel close to existing utilities can be very straightforward. A sloped rural lot needing a well, septic and significant grading is a different project. That’s why we assess the site before quoting rather than after.

Do I need to own land before I talk to you?

No. If you’re considering a piece of land, talk to us first. We can tell you what building on it would actually involve, which is worth knowing before you buy rather than after.

What if I want a plan you don’t have?

We have an in-house draftsman, so a full custom design is possible. Most people find that modifying an existing plan gets them what they wanted for less, but if the plan in your head isn’t in our library, bring it.
